1. Where is Joshua Springs Mobile Home Park?
We are located in the new, unincorporated community called Desert Edge which is equal distance from Desert Hot Springs and Cathedral City. We are about 2 miles west of Sky Valley off Dillon Road. You can go for a walk in the desert right out of our front entrance.
2. How big is Joshua Springs MHP?
We have 105 permanent mobile home units and do not accommodate short-term recreational vehicles. We own our park outright and have a healthy reserve account for maintenance, repairs and future development.
3. Why should I buy into a Resident Owned Park versus a rental park?
The number one reason people chose Joshua Springs is because we are resident-owned and you own your property. That means that all issues--management, maintenance, design, and budget--are democratically decided by the Homeowners. We have an elected Board of Directors, committees and a social club and residents actively volunteer in all. You pay a monthly Homeowners' Association fee of $150.00 that includes water+sewer, trash, cable TV, and property tax.
4. Is it hard to make friends as a new resident?
Many new residents already have friends or family who live here and others are strangers--but not for long. Start with our weekly Monday morning "coffee" to meet your neighbors, join a card group, an early morning activity such as shuffleboard or water exercise, volunteer on a committee and indulge in our monthly potluck parties. Just step outside your home and you are bound to hear a friendly "hello".
5. Joshua Springs MHP is so nice looking. How do you keep it up?
First of all our residents take pride in their homes and landscaping. Volunteers spend time pruning, sweeping, trimming and raking our grounds. This doesn't take a lot of time when we all work together. Some volunteers enjoy spending many hours in service to their neighbors while others come out for occasional "work parties". Either way, we keep it looking good!
6. Do you have a manager or activity director?
No. We have no "employees" but contract for some maintenance, bookkeeping and pool service. While not mandatory, all residents are encouraged to take part in the running of our Park. This ranges from governance to hosting parties to building sheds. Whatever your interest or expertise, you'll find a spot. All residents are part of the Social Club and officers are elected annually to organize events. Our Board of Directors serve annual terms.
7. How many people are snowbirds?
About 30 of our residents live year-round and the remainder come for the winter season and short stays. Many residents live within a day's drive while others come from as far away as Alaska. We are a secure mobile home park and have an electronic entry gate with closed-circuit camera. These gates are generally open during the "winter season" and locked at night for security. You can feel safe leaving your home during the summer.
8. Do you have rental units?
Yes, our bylaws state that 5% of the homes may be rented at any one time. This is to keep our park primarily a resident-occupied community. Many people develop an ongoing rental agreement with homeowners, and return year after year.
9. How can we visit Joshua Springs Mobile Home Park?
Just come by. Our office is open from 10:00 to noon Monday through Friday, and you are welcome to come and drive through our park during the daytime.
